One of the biggest mistakes I see new wholesalers make is spending all their time finding deals and almost no time learning how to sell a wholesale deal. They get a property under contract, throw it in a Facebook group, and then wonder why nobody’s biting.

Learning how to sell a wholesale deal is a skill. And if you do it the right way, you stop chasing buyers — they start chasing you.

Let me walk you through the exact system we teach.

Start With a Buyer List Before You Even Need One

Learning how to sell a wholesale deal is the part most people skip, and they pay for it every time they try to close a deal.

Before you ever have a property under contract, you should be building your investor buyer list. You want active buyers who are already purchasing properties in the markets you’re working. Not people who say they want to buy — people who are actually buying.

The way to find them is to look at who has been buying properties recently in your target market. Cash transactions, repeated purchases, the same names popping up again and again. That’s your list. You want to be marketing to those buyers consistently so that when you have a deal, they already know who you are.

Your Deal Sheet Needs to Do the Selling

When you have a property under contract, you need to make it dead simple for a buyer to say yes.

That means your email — or your property sheet — should have every piece of information they need to make a buying decision, right there without them having to ask you a single question.

Here’s what needs to be in it:

The address. One exterior photo so they can see what they’re looking at. A clear statement that you’re assigning the contract — never leave buyers guessing about what they’re actually buying. Your asking price. The ARV and the comps that support it, including how far each comp is from the property. Broad strokes on what repairs are needed to get it to comp level. How they can get inside to see it. And a link to a full photo set — put it in Dropbox or Google Drive.

Don’t make them dig. The deal is either going to happen from that one email or it’s not. You want every number and piece of information they need to be right there in front of them.

Subject line matters too. Don’t write “Great property available.” Write something like “$85K profit potential in Wagner Terrace.” Make them want to open it.

The Follow-Up Sequence That Gets Deals Done

Here’s where most people drop the ball. They send one email and wait.

That’s not a system. That’s hoping.

This is the sequence that works:

Day one: send your deal email with the full property sheet as I described.

Day two: send a text. Keep it short. “Hey, wanted to make sure you caught that $85K profit deal in Wagner Terrace I sent yesterday. Details are in your inbox.” That’s it. You’re not selling anything in the text — you’re just driving eyes back to the email.

Day three: voicemail blast. Same message, spoken. “Hey, just following up to make sure you saw my email about that property in Wagner Terrace. Could be an $85K profit opportunity — check your inbox for the details.” Most good dialing software will let you pre-record that and drop it without manually dialing each contact.

Day four: send the email again.

Then repeat. Keep cycling that sequence until the property is under contract.

Some buyers act on day one. Others need a week. A few won’t be ready until the third time the message lands in their inbox. The investors who give up after one email are leaving deals on the table — someone else on the list is about to say yes.

Train Your Buyers to Respond Fast

Here’s a dynamic that builds over time and makes everything easier.

When your buyers see that every deal you send is legitimate — real numbers, real comps, real photos — and that those deals go quickly, they start showing up faster. They stop waiting to see the place on day four because they know if they wait, they might lose it.

The best possible thing you can say to a buyer who calls late is “Sorry, that one just went under contract.” I know that sounds counterintuitive. But when buyers see your deals move that fast, they show up first next time.

You’re training your list every time you have a deal. The more consistent and accurate you are, the better your buyers respond. That reputation compounds.

How to Use Facebook Groups to Sell Deals and Build Your Buyer List

Facebook real estate investor groups in your target market are an underused tool. Most wholesalers either don’t know they exist or post once, get no response, and give up. Here’s how to actually work them.

Step 1: Find the right groups.

Go to Facebook and search for terms like:

  • “real estate investors [city name]”
  • “we buy houses [city name]”
  • “cash buyers [city name]”
  • “real estate wholesalers [city name]”
  • “[city name] real estate investing”

You’re looking for groups with active members — recent posts, comments, people engaging. A group with 5,000 members and no activity is worthless. A group with 800 members and daily posts is gold. Join several in each market you’re working.

Step 2: Get accepted and show up before you need anything.

Most groups require admin approval. Answer the questions honestly — say you’re a real estate investor or wholesaler looking to network and share deals. Once you’re in, don’t immediately post a deal. Spend a week or two commenting on other posts, answering questions if you can, and being a real participant. You’re building credibility before you need it.

Step 3: Post your deal the right way.

When you have a property to move, write a post that leads with the opportunity — not “I have a deal, DM me.” Lead with the numbers. Something like: “$75K profit potential in Wagner Terrace — property needs full rehab, ARV at $285K, asking $165K. Photos and full details in comments.” Then drop your deal sheet link or key details in the first comment.

Most groups don’t allow you to include email signups or external links directly in the post. Put that in the comments or reply to everyone who engages.

Step 4: Convert commenters into list subscribers.

This is where most people leave money on the table. When someone comments or messages you about a deal, respond and then ask: “Want me to send you properties like this as I get them? I can add you to my list.” Most active buyers will say yes.

Every deal you post in a Facebook group is also a list-building moment. You’re simultaneously trying to sell this deal and recruiting future buyers for the next one.

Step 5: Stay visible between deals.

Don’t disappear after you sell something. Post market observations, ask questions, congratulate people on deals. The members who post consistently are the ones buyers think of first when they’re ready to act. Your goal is to be the person in that group people associate with having good inventory.

Over time, those groups stop being a place you go when you need to sell something and start being a pipeline that feeds your business without you chasing it.

Make the Deal Easy to Act On

You do not need to have a conversation with every buyer to get a deal done. You need to put the right information in front of the right people in the right sequence.

Build your buyer list from real transaction data. Put together a complete property sheet. Send the email, the text, and the voicemail. Keep going until someone says yes. And when one sells, let your list feel that urgency — it makes the next deal move faster.
