Bird dogs are my VERY favorite deal-finding strategy.
When properly trained, they produce high quality leads, on a regular basis, for a very reasonable cost…. which allows me to cherry-pick the best deals and spend that saved time with family or doing other things I love.
The biggest roadblock that investors run into when utilizing bird dogs, is that if not properly trained…the bird dogs usually do nothing.
You can build a list of 50 bird dogs, and if your birddogs aren’t properly trained and motivated you’re lucky to get a couple of good ones.
You have to understand that utilizing bird dogs requires an upfront investment of some of your time, that will reap big rewards later on.
Let me qualify what I mean by time….
In the old days, you would have had to meet one on one with each candidate after spending good money on ads.
Nowadays, technology does most of the work for you, and Craigslist (the best place to find bird dogs) is free.
So when I say it takes some of your time, I mean that very literally…. SOME.
Not much.
Not a lot.
Just SOME.

We have made this so dang easy, that a 5th grader could do it.
It’s like a Mac computer… it is very intuitive and easy to use.
Let me explain…
When a potential bird dog sees your ad on Craigslist and wants more info, they will visit your bird dog site (free with iFlip).
They will review the info (written by me) and if still interested, they will submit their email in order to get the training.
iFlip sends them a detailed training (written by me) and a few automated emails to keep them motivated.
Here is what it looks like:
For the bird dogs that don’t do anything, they end up on the “Inactive” side so that you can send an email blast down the road if you want to make a special offer.
The “Active” column is for bird dogs who have submitted at least one lead to you. This is great news because you can see at a glance who deserves the bulk of your time. This means that you don’t have to spend time meeting with people who would have wasted your time, you don’t have to write a million emails/other types of content, and that you can simply work with the most serious individuals.
Next you will see the “Pending Payments” column…
This is yet another reason why I say that there is nothing like iFlip.
Not only can you keep track of your bird dogs (think CRM) … but you can keep track of how much money they have received from you.
That way if there are any questions about payment, you know exactly where to look and if you don’t know much about the bird dog, just click on the “Active” tab and check your notes.
If that wasn’t enough, you can also keep track of each bird dog’s territory…
This keeps them focused and motivated. If they know that they have their own territory, they feel a healthy sense of pride and do a better job. It becomes their responsibility, not just a way to make a buck… kind of like a mayor of a town doing it for a greater purpose.

Since we know which bird dog “owns” which territory and because they know which territory they “own”, they do not get paid if they find a house outside of it.
I have run into this challenge many times in my career… 1 bird dog finds a vacant house, and then the next week another bird dog finds the same house.
And since it would not be fair to the 2nd bird dog, I paid them… costing me twice as much per lead.
To prevent that, I added this “Territories” feature in iFlip.
