How to Build a High-Powered Buyers List That is Hungry for Your Wholesale Deals

If you have ever worried about being able to sell the house when you get a contract on it, let me shatter that concern right now.

Put yourself in your buyers’ shoes…

You are a rehabber, you have a stack of cash, you have a crew of sub-contractors, you have flipped dozens of houses, and the only thing missing is another deal.

Rehabbers are always looking out for great deals… but they have a big challenge…

They don’t have the time to find one.

They are too busy raising money, managing their team, and selling the house they just fixed up.

This is the value you bring to the marketplace.

You fill a big need. You are the marketer and dealmaker that they don’t have time to be. In fact, the right buyer is happy to see you make your fee because you made their life easier.

This is true in any market… including YOURS.

Your mission is to find these high quality buyers.

In this article, I am going to reveal exactly how I do it so that you never have to worry about what happens immediately after contracting a deal.

First, you need to know that wholesaling can be time intensive. That time is significantly reduced if you embrace technology.

Here is what I would do if I was starting from scratch and did not have a wholesaling business already going…

  1. I would setup my buyers site (included with iFlip).
  2. I would place new ads on Craigslist as often as I can (while keeping compliant with Craigslist’s rules) to let Real Estate investors know about my service
  3. I would have my autoresponder system send them an automated message once a week or so to keep me top of mind so that they feel like they know me by the time I have a deal for them to look at (autoresponder system available in iFlip)
  4. If I have enough of a budget, I would send a postcard message out to cash buyers in my area to let them know about my service (here is where you can get a list of cash buyers in your market)
  5. THEN I would start looking for deals

As soon as you have a hot deal, you can get MUCH more aggressive.

Real, true buyers come out of the woodwork when you have a good deal. They will be quick to respond to your ads when you show them a bargain.

As long as you follow my systems, you are willing to do lots of marketing/talking to buyers and you have a truly bargain-priced property, you WILL sell it.

Then every deal after that gets much easier.

Your buyers list will start to grow quickly and before you know it, all you have to do is send an email.

If you commit to this process long-term, a year from now you will likely have the best buyers list in your market and eventually, you won’t even need an email list because you will have the best buyers in your cell phone.

Which means every deal you get under contract is only one call away from sold!
