Step 1 – Build Your Buyers List

The number 1 fear that I have identified for new wholesalers is the fear that you cannot sell the deal once you get a contract from the seller.

As you may have heard… a good acronym for FEAR is “false expectations appearing real”.

That is exactly what the fear of selling the deal is… a false belief.

The truth is… when you get a smokin deal, it is easy to sell.

Put yourself in the buyers shoes…

You have a wad of cash that you are trying to invest. You have chosen to fix & flip properties for a living. So you are on the hunt for bargain priced properties. You call all the Realtors in the area, you send out mail campaigns, you drive for dollars, you attend networking events, and you even make cold calls….

Where is there any time to manage your rehab projects in that equation?

There is none… so fix & flip investors rely on others like you, the wholesaler, to bring them deals.

There are likely dozens of professional fix & flip investors in your area. All you have to do is find them and if you have a truly great deal, they will thank you for providing it.

But since you have to find them before you can contact them with your deal, I recommend getting that process started first.

This old, vacant, junker house is an eye sore and they tend to be happy to give you the seller’s contact info since you represent a good chance to get the house back in shape… bringing the value of their home up.

If you have more of a budget, you can automate lead generation

Place ads in the newspaper, on Google, on Facebook…

Place billboards, road signs, bus benches…

Send letters, postcards, and flyers.

Let everyone know that you are in the business of buying houses. Point them to your iFlip seller site, and they can optin for a free report.
