Months. (Sigh.)<\/p>\n<p class=\"wp-block-paragraph\">He'd read every book, attended every webinar, analyzed every market report... but hadn't made a single offer.<\/p>\n<p class=\"wp-block-paragraph\">When I asked him why, he gave me a laundry list of fears disguised as \"being prudent.\"<\/p>\n<p class=\"wp-block-paragraph\">Sound familiar?<\/p>\n<p class=\"wp-block-paragraph\">Well after 30+ years in this business, I can tell you the #1 reason most aspiring investors never become actual investors isn't lack of money, knowledge, or opportunities.<\/p>\n<p class=\"wp-block-paragraph\">It's fear. Plain and simple.<\/p>\n<p class=\"wp-block-paragraph\">And fear is a thief, and it may be stealing deals from you right now.<\/p>\n<h2 class=\"wp-block-heading\"><a><\/a><strong>The Fear Factor Is Real (So Are the Solutions)<\/strong><\/h2>\n<p class=\"wp-block-paragraph\">Look, I get it\u2026<\/p>\n<p class=\"wp-block-paragraph\">When I started back in '93, I was terrified too.<\/p>\n<p class=\"wp-block-paragraph\">But here's what I've learned: Fear in real estate investing shows up in 3 main ways, and each has a specific antidote...<\/p>\n<h3 class=\"wp-block-heading\"><a><\/a><strong>Fear #1: \u201cWhat If I Mess Up the Numbers?\u201d<\/strong><\/h3>\n<p class=\"wp-block-paragraph\">This one\u2019s huge for new investors.<\/p>\n<p class=\"wp-block-paragraph\">You're worried you'll overpay, underestimate repairs, or miss something critical that'll sink the deal.<\/p>\n<p class=\"wp-block-paragraph\">But here's the thing: Yes, you probably WILL mess up some numbers early on, but perfect math is not required for profitable deals.<\/p>\n<p class=\"wp-block-paragraph\">I remember on one of my first few deals, I estimated repairs at $15k.<\/p>\n<p class=\"wp-block-paragraph\">The actual cost ended up being $28k.<\/p>\n<p class=\"wp-block-paragraph\">Ouch.<\/p>\n<p class=\"wp-block-paragraph\">But you know what? I still made money on that flip.<\/p>\n<p class=\"wp-block-paragraph\">Why? Because I built in a buffer and because (again) perfect math isn't required for profitable deals.<\/p>\n<p class=\"wp-block-paragraph\"><strong>The Fix:<\/strong> Use the 70% rule religiously when you're rehabbing. If you can buy at 70% of after-repair value minus repairs, you've got enough cushion to absorb rookie mistakes. When you\u2019re wholesaling the house you simply go lower. Don\u2019t stray from this and you\u2019ve got a buffer.<\/p>\n<p class=\"wp-block-paragraph\">It's like training wheels for your calculator.<\/p>\n<h3 class=\"wp-block-heading\"><a><\/a><strong>Fear #2: \u201cWhat If the Seller Laughs at My Offer?\u201d<\/strong><\/h3>\n<p class=\"wp-block-paragraph\">Oh boy, this one's a doozy\u2026<\/p>\n<p class=\"wp-block-paragraph\">I remember fearing this too and it held me back but\u2026<\/p>\n<p class=\"wp-block-paragraph\">What I learned by actually making the offers is that motivated sellers don\u2019t laugh - they <em>counter <\/em>and you often end up making a deal, especially if you\u2019re willing to follow up when they say no. (That\u2019s a whole other conversation)<\/p>\n<p class=\"wp-block-paragraph\">Here's what fear doesn't tell you:<\/p>\n<ul class=\"wp-block-list\">\n<li>Motivated sellers aren't looking for top dollar.<\/li>\n<li>They're looking for a solution or an out.<\/li>\n<li>Speed and convenience often matter more than price.<\/li>\n<\/ul>\n<p class=\"wp-block-paragraph\">This reminds me of something a student recently shared:<\/p>\n<p class=\"wp-block-paragraph\"><em>\u201cCam, I was terrified to offer $170k on a house with an after repaired value of $275k. But the seller had already moved out of state and just wanted it done. They accepted!\u201d<\/em><\/p>\n<p class=\"wp-block-paragraph\"><strong>The Fix:<\/strong> Remember this mantra: <strong>\u201cThe answer is always \u2018No\u2019 if you don't ask.\u201d<\/strong><\/p>\n<p class=\"wp-block-paragraph\">Look, I know it might feel scary, but trust me, it\u2019s not nearly as bad as that little guy on your shoulder whispering in your ear makes it sound like.<\/p>\n<p class=\"wp-block-paragraph\">Make 3 offers this week. Not to ask for money -just to build relationships. Let them know you\u2019re an investor that only buys good deals.<\/p>\n<p class=\"wp-block-paragraph\">Then when you've got a deal, you'll have people to call.<\/p>\n<h2 class=\"wp-block-heading\"><a><\/a><strong>Your Fear Is Lying to You<\/strong><\/h2>\n<p class=\"wp-block-paragraph\">Here's what 30 years and hundreds and hundreds of deals have taught me:<\/p>\n<p class=\"wp-block-paragraph\"><strong>Fear whispers lies that sound like wisdom.<\/strong><\/p>\n<ul class=\"wp-block-list\">\n<li>\u201cJust wait until the market is better\u2026\u201d (Translation: wait forever.)<\/li>\n<li>\u201cI really need to know everything first\u2026\u201d (Translation: you will never know everything.)<\/li>\n<li>\u201cI'm just not ready yet\u2026\u201d (Translation: I'll never feel ready.)<\/li>\n<\/ul>\n<p class=\"wp-block-paragraph\">You know what's scarier than making offers?<\/p>\n<p class=\"wp-block-paragraph\">Looking back in 5 years and realizing fear kept you on the sidelines when you could have built real wealth.<\/p>\n<h2 class=\"wp-block-heading\"><a><\/a><strong>The \"Done Beats Perfect\" Protocol<\/strong><\/h2>\n<p class=\"wp-block-paragraph\">I've got a challenge for you. I call it the \u201cDone Beats Perfect\u201d protocol:<\/p>\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong>This Week:<\/strong> Either peruse the Real Estate Data Feed or drive for dollars for 2 hours. Find at least 20 distressed properties.<\/li>\n<li><strong>Next Week:<\/strong> Contact as many of those owners as possible. Use this simple script: \u201cHi, I'm an investor in the area. Are you interested in selling your property?\u00a0 Then, make at least 3 offers and remember, they don't have to be perfect. They just have to be made.<\/li>\n<\/ol>\n<p class=\"wp-block-paragraph\">Will every offer work?<\/p>\n<p class=\"wp-block-paragraph\">Nope. Maybe none of them will.<\/p>\n<p class=\"wp-block-paragraph\">Will you feel uncomfortable?<\/p>\n<p class=\"wp-block-paragraph\">Yep.<\/p>\n<p class=\"wp-block-paragraph\">Will you learn more in these 2 weeks than in 2 months of studying?<\/p>\n<p class=\"wp-block-paragraph\">Absolutely.<\/p>\n<p class=\"wp-block-paragraph\">Progress over perfection here!<\/p>\n<p class=\"wp-block-paragraph\">You\u2019ve got to be willing to \u201cfail forward\u201d if you want to accelerate the inevitable learning curve involved in doing anything awesomely.<\/p>\n<p class=\"wp-block-paragraph\">Stop. Read that \u261dline&nbsp; again. \u30c3<\/p>\n<h2 class=\"wp-block-heading\"><a><\/a><strong>Fear or Fortune \u2014 Your Choice<\/strong><\/h2>\n<p class=\"wp-block-paragraph\">Look, I could tell you that fear goes away completely. But that\u2019s just not the case.<\/p>\n<p class=\"wp-block-paragraph\">Even now, certain deals make me a little nervous.<\/p>\n<p class=\"wp-block-paragraph\">The difference? I've learned that action despite fear is the price of admission in this business.<\/p>\n<p class=\"wp-block-paragraph\">Every successful investor you admire felt fear. They just didn't let it paralyze them.<\/p>\n<p class=\"wp-block-paragraph\">So here's my question: What's scarier \u2014 making an imperfect offer this week or being in the exact same position this time next year?<\/p>\n<p class=\"wp-block-paragraph\">The market doesn't care about your fear. Sellers don't care about your fear. But they do care about solutions, and you can't provide solutions from the sidelines.<\/p>\n<p class=\"wp-block-paragraph\">Stop letting fear steal your deals.
