{"id":7758,"date":"2021-08-20T18:22:53","date_gmt":"2021-08-20T18:22:53","guid":{"rendered":"https:\/\/realestatewealthnetwork.com\/blog\/?p=7758"},"modified":"2022-04-11T18:24:08","modified_gmt":"2022-04-11T18:24:08","slug":"fundamentals-of-real-estate-investing","status":"publish","type":"post","link":"https:\/\/realestatewealthnetwork.com\/blog\/fundamentals-of-real-estate-investing\/","title":{"rendered":"Fundamentals of Real Estate Investing: Should EVERYONE be a Wholesaler?"},"content":{"rendered":"<p class=\"wp-block-paragraph\">Today, I\u2019ve got some really potent advice and thoughts on the fundamentals of real estate investing.&nbsp;<\/p>\n<p class=\"wp-block-paragraph\">You see, without this fundamental and getting your mind wrapped around this idea I\u2019m about to share, you\u2019ll likely fall flat short when you set out to accomplish your investing goals.<\/p>\n<p class=\"wp-block-paragraph\">I feel <em>very strongly<\/em> about this idea and hope you\u2019ll embrace it the same way I have \u2014 which does involve thinking a little differently.&nbsp;<\/p>\n<h2 class=\"wp-block-heading\"><strong>Let\u2019s Get To It\u2026<\/strong><\/h2>\n<p class=\"wp-block-paragraph\">So, one of the things people ask me when they discover that I\u2019m involved in such a breadth of real estate investing endeavors is why I focus so consistently on the fundamentals of wholesaling.<\/p>\n<p class=\"wp-block-paragraph\">It\u2019s a great question and here\u2019s why\u2026<\/p>\n<p class=\"wp-block-paragraph\">Wholesaling is the <em>best place to start<\/em> if you're new in the business, because there's the least amount of:<\/p>\n<ul class=\"wp-block-list\">\n<li>risk<\/li>\n<li>money required<\/li>\n<li>everything required, actually<\/li>\n<\/ul>\n<p class=\"wp-block-paragraph\">And!<\/p>\n<p class=\"wp-block-paragraph\">It's the perfect add-on strategy if you're already in the business.<\/p>\n<p class=\"wp-block-paragraph\">On top of that\u2026 this is probably the most important thing \u2014 when you become good at wholesaling houses, it means you\u2019re good at practicing the fundamentals of real estate investing <em>consistently<\/em>, and that will be a necessary part of your entire career in real estate: practicing the basics consistently.<\/p>\n<h2 class=\"wp-block-heading\"><strong>There's No Better Investing Strategy To Cut Your Teeth On Than Wholesaling<\/strong><\/h2>\n<p class=\"wp-block-paragraph\">If you're new\u2026 you develop a great work ethic.. and a great set of habits. That's the ultimate launching pad.<\/p>\n<p class=\"wp-block-paragraph\">If you're already in the business doing rehabs or buy-&amp;-holds, it's the perfect add-on strategy, because it helps you to practice the fundamentals of real estate investing consistently every day.&nbsp;<\/p>\n<p class=\"wp-block-paragraph\">Then, when you find a great house, you can easily decide whether you\u2019re going to wholesale it, rehab it or hold it as a rental. Call it cherry picking.<\/p>\n<p class=\"wp-block-paragraph\">And for you newbies, as you develop into an investor starting with wholesaling, and stick with it, you\u2019ll then begin to move into other exit strategies... which wholesaling will facilitate beautifully, because you're practicing the basics consistently.<\/p>\n<p class=\"wp-block-paragraph\">Basics like:<\/p>\n<ul class=\"wp-block-list\">\n<li>Generating motivated seller leads<\/li>\n<li>Sending out direct mail campaigns<\/li>\n<li>Calling sellers and developing relationships with them<\/li>\n<li>Making offers every day<\/li>\n<li>Negotiating with motivated sellers<\/li>\n<li>Creating win-win scenarios - deal making<\/li>\n<li>Negotiating and working with buyers<\/li>\n<li>Developing relationships with buyers<\/li>\n<li>Delegating and team building<\/li>\n<\/ul>\n<h2 class=\"wp-block-heading\"><strong>Those are the Basis of Every Successful Real Estate Investing Business.<\/strong><\/h2>\n<p class=\"wp-block-paragraph\">So, as you're ready to expand into other exit strategies, you can take a property that you found by practicing the basics and consider your exit strategy options\u2026 Maybe the property doesn\u2019t need a ton of difficult repairs and you want to give rehabbing a go.<\/p>\n<p class=\"wp-block-paragraph\">And just like that, you\u2019ve added another exit strategy to your repertoire AND you've just advanced your career as a real estate investor.<\/p>\n<p class=\"wp-block-paragraph\">Then you might decide sometime after that to buy-&amp;-hold some properties for long-term generational wealth. <strong>The legacy.<\/strong><\/p>\n<p class=\"wp-block-paragraph\">If the market rents are good and the numbers make sense, go for it. If not, just wholesale or rehab it.
