There\u2019s no denying the power of mentorship. In fact, I\u2019ve learned through personal experience over the last 25+ years that having the right real estate investing mentor can dramatically decrease your time to profits!<\/p>\n

It\u2019s time I gave you a few pointers about working with a real estate investing mentor\u2014specifically, the matter of whether or not you should seek out a LOCAL mentor.<\/p>\n

But let\u2019s start out by saying...<\/p>\n

Mentoring is Not Magic<\/strong><\/p>\n

It\u2019s important that you enter into a mentor-student relationship with an open mind, an open heart and a readiness to learn. Having a mentor is not like a magic formula that fast-tracks you to success if you\u2019re in the wrong place mentally or, worse, are untrainable.<\/p>\n

A mentor can only do so much. Your progress really depends on your willingness<\/strong> to work!<\/p>\n

Your motivation for finding a mentor should be that you\u2019re ready to hook up with an investor who has vastly more experience than you. This person has blazed the trail before you and knows the way through the \u201cwilderness.\u201d You need to soak up all of their \u2018been there, done that\u2019 investing knowledge and act on it!<\/p>\n

What can slow down the process, you ask?<\/p>\n

An unwillingness<\/strong> to listen\u2026to learn\u2026and to take action on what you are learning surely will. Progress will only happen when you fully engage.<\/p>\n

How to Select Your Mentor<\/strong><\/p>\n

When selecting a real estate investing mentor, keep in mind that just because someone has a great deal of knowledge, doesn\u2019t mean they\u2019re a gifted teacher<\/em>. You want a mentor who has the ability to effectively impart their wisdom and knowledge to you.<\/p>\n

In my opinion, your mentor should also have systems and a team behind him or her to help you on this journey. This way, you\u2019ll receive the support you need\u2026when you need it!<\/p>\n

Don\u2019t choose blindly. Ask for references. Find out who else has benefited from the expertise of this person. Find out what they have to say about their experience with them.<\/p>\n

So\u2026Why NOT a Local Mentor?<\/strong><\/p>\n

My advice from being in this business for over 25 years is this: do NOT work with a local real estate investing mentor. Trust me, I\u2019ve seen too many instances where it ends badly!<\/p>\n

You are much better off working with someone who\u2019s doing deals in multiple markets and has that level of experience. Plus, when you choose to grow your business in other parts of the country, you will need access to that kind of guidance and experience.<\/p>\n

Whether it\u2019s an initial concern, or comes up at some point along the way, it is inevitable that you and your local real estate investing mentor are going to be competitors<\/strong>. Whoever that local mentor is, there\u2019s no way they can help but think of you as their competitor even only if in the back of their mind.<\/p>\n

If you and your mentor are in the same market, in all actuality\u2026they\u2019re training their competition.<\/p>\n

This, in turn, might cloud the way this mentor approaches your interactions. It might limit what they\u2019re willing to share and unfortunately, they will probably NEVER help you to a level that they would if the fact of being competitors weren\u2019t in the picture.<\/p>\n

Been There\u2026Done That.<\/strong><\/p>\n

I myself have had both local mentors and non-local mentors. I\u2019ve also witnessed many other investors who have had both.<\/p>\n

I always lean toward having a non-local mentor.<\/p>\n

Perhaps newer investors seek out a local mentor simply because they think that person will know the specifics about that local market. And I agree, you could argue that point\u2026but the argument weakens when you consider the alternative.\u00a0 It also weakens when you consider that he or she may know too much about the market for their own, and your own good.\u00a0 This is a subject for another blog post but suffice to say that one can know their own market too well.<\/p>\n

When you work with a real estate investing mentor who\u2019s doing deals in multiple states, multiple environments and multiple markets\u2014plus they are working with other students who are in multiple markets\u2014this means that mentor is learning about those markets right along with their students.<\/p>\n

This is the level of mentorship I encourage you to seek out!<\/p>\n
