By following the tips and advice that I\u2019m about to lay out for you in a mini-series of posts, you\u2019ll be able to turn abandoned property (which are everywhere around you) into BIG paychecks\u2013easily and quickly: without funding, repairs, headaches or hassles.<\/p>\n<p>I know what you\u2019re thinking, \u2013 \u2018Yeah right Cam, that\u2019s impossible!\u2019 Well, it is possible, and I\u2019m going to show you how. I\u2019ve been doing this for years (too many to count at this point) and I\u2019m speaking from all those years of experience<\/p>\n<p>If you follow my lead and flip just one abandoned property a month, there is a very real chance that you\u2019ll easily cover your income needs. Two deals a month? You can start living a very comfortable life. How about 5 or 10 deals a month? Well, you\u2019ll be rich (and that\u2019s the beauty of real estate!)\u2026.<\/p>\n<p>It\u2019s up to YOU to figure out how many deals that you want based on your needs.<\/p>\n<p>Maybe you like your job and investing is a hobby, so one deal a month is suitable for supplementing your income. Maybe your goal is to quit your J.O.B., or maybe you want to become wildly wealthy through Real Estate.<\/p>\n<p>Whatever your overall goal might be, any and all of those goals can be met by focusing on abandoned property or vacant house deals if you choose.<\/p>\n<p>I am really excited to share this information with you, so you too, can see the power and effect vacant houses can have on your life. We\u2019ll first focus on some basic fundamentals, before going step-by-step into my vacant house flipping process.<\/p>\n<p><strong>First things first\u2026<\/strong><\/p>\n<h2><strong>Why Focusing on <\/strong><strong>Abandoned Property<\/strong><strong> is a MUST!<\/strong><\/h2>\n<p>Some of the best deals come from vacant houses&nbsp;<em>without<\/em>&nbsp;\u2018For Sale\u2019 signs.<\/p>\n<p>And as I mentioned, these can be some of the most profitable deals that you ever do as an investor. The reason for that is because of the lack of competition. You see, most of your competition will see vacant houses and run for the hills. This is because they don\u2019t know how to find the owners (but we do), which enables you to do more vacant house deals and ultimately bring in more paychecks.<\/p>\n<p>Let\u2019s take a quick peek at some of the types of available properties to better explain my point:<\/p>\n<ul>\n<li><strong>MLS<\/strong><\/li>\n<li><strong>FSBO<\/strong><\/li>\n<li><strong>Vacant<\/strong><\/li>\n<\/ul>\n<p><strong>MLS:<\/strong><br \/>\nOf course, as you know, there\u2019s&nbsp;<em>tons<\/em>&nbsp;of active inventory on the huge MLS database, where Realtors list properties. And Since the MLS is available to every licensed real estate agent \u2013 that means it\u2019s also available to every client they have as well. What\u2019s more - there\u2019s very heavy marketing for MLS properties.<\/p>\n<p>And where there\u2019s loads of inventory and marketing, there\u2019s loads of competition. (See where I\u2019m going with this?)<\/p>\n<p><strong>FSBO:<\/strong><br \/>\nThen there are For Sale By Owner properties: FSBO.<\/p>\n<p>Depending on how well the homeowner is marketing their house, those properties are typically not as available to everyone because of the lack of advertising. So there is a smaller audience with FSBOs, but still enough of an audience to generate significant competition.<\/p>\n<p>After all, there is a big 'ole FSBO sign in the front yard! And word of mouth, too.<\/p>\n<p style=\"text-align: center;\"><a href=\"https:\/\/realestatewealthnetwork.com\/vacant-house-data-feed\/\"><img class=\"img-responsive aligncenter wp-image-5789\" src=\"https:\/\/dlbf54swf3l6o.cloudfront.net\/blog\/wp-content\/uploads\/2017\/03\/find-abandoned-property.jpg\" alt=\"Finding abandoned property is easy with this tool.\" width=\"553\" height=\"369\"><\/a><\/p>\n<p><strong>Vacant:<\/strong><br \/>\nHere we are\u2026 we\u2019ve come to our pot of gold \u2013 Vacant houses or abandoned property&nbsp;<em>without<\/em>&nbsp;a for sale sign. And let\u2019s face it, hardly anyone knows about these because there\u2019s typically no marketing for them.<\/p>\n<p>So\u2026 some inventory with very little (if any) marketing \u2013 means there\u2019s&nbsp;<em>significantly<\/em>&nbsp;less competition.<\/p>\n<p><a href=\"https:\/\/realestatewealthnetwork.com\/vacant-house-data-feed\/\"><img class=\"wp-image-5790 aligncenter\" src=\"https:\/\/dlbf54swf3l6o.cloudfront.net\/blog\/wp-content\/uploads\/2017\/03\/Abandoned-proerty-search.jpg\" alt=\"use this tool to do a free abandoned property search\" width=\"329\" height=\"203\"><\/a>And this is exactly where your opportunity lies with vacant houses. See, the competition is checking out the entire&nbsp;inventory on the MLS and FSBOs \u2013 and here you are, all by your lonesome scooping up the vacant houses.<\/p>\n<p>Let me put it this way \u2013 as vacant home investors, we\u2019re contrarian thinkers. The sheep are heading to the low-hanging fruit, while we head in the&nbsp;<em>opposite<\/em>&nbsp;direction.<\/p>\n<p>You know what else I love about this abandoned property strategy? It works in&nbsp;<em>any<\/em>&nbsp;kind of market. Vacant and abandoned houses are everywhere! A property that was vacant yesterday could be filled today. And a property that is occupied today, could go vacant tomorrow. Keep this in mind when you\u2019re looking at properties that you find in the system<\/em>.<\/p>\n<p>And keep this in mind too: As a rule, <strong>the harder the seller is to find, the more profitable the deal.<\/strong><\/p>\n<h2><strong>Why is that?<\/strong><\/h2>\n<p>Well, think about it this way\u2026 the easier sellers are to find, the more likely it is that other investors will go after those same easy-to-find deals.<\/p>\n<p>If it\u2019s harder to locate the seller, fewer investors will even try to find them, which means less competition, and remember, less competition means more opportunity (and more profit) for you.<\/p>\n<h2><strong>\u201cBut Cam, what about funding?\u201d<\/strong><\/h2>\n<p>I want to mention something very important here that you may be wondering about:&nbsp;<em>funding<\/em>.<\/p>\n<p>If you\u2019re flipping the abandoned property to another investor \u2013 where are the funds coming from? Are you expected to bring your own cash or use your credit? What if you don\u2019t have any capital?<\/p>\n<p>Well, you\u2019ll be happy to know that none of that matters. You are&nbsp;<em>not<\/em>&nbsp;going to need funds on any of these deals \u2013 there are no banks involved, no hard money lenders, no private lenders...<\/p>\n<p>All you need is between $10-$100 earnest money deposit. That\u2019s it. No, really \u2013 that\u2019s it. That is the most you\u2019ll risk on any one deal. I\u2019ll explain how that\u2019s possible in an upcoming post.<\/p>\n<p>Until then\u2026 here\u2019s another impressive reason why I love vacant properties \u2013 as if I haven\u2019t given you enough great reasons already?!<\/p>\n<p>We are&nbsp;<em>not<\/em>&nbsp;fixing these houses. <strong>No rehabbing, no contractors, no mater<\/strong><strong>i<\/strong><strong>als \u2013 none of it. <\/strong>We are leaving the house as is. It is possible. My students and I do it all of the time. (I\u2019ll explain it all as we go through my 5 steps for vacant houses deals).<\/p>\n<h2><strong>Steady Cash Income Headed Your Way<\/strong><\/h2>\n<p>These are the <strong><em>5 steps<\/em><\/strong> that you can easily follow to bring in steady cash from abandoned property.<\/p>\n<p><strong>#1.<\/strong> Spot or Locate the Vacant Houses<\/p>\n<p><strong>#2.<\/strong> Find the Seller<\/p>\n<p><strong>#3. <\/strong>Strike a Deal with the Seller<\/p>\n<p><strong>#4. <\/strong>Flip the House to Another Investor<\/p>\n<p><strong>#5. <\/strong>Repeat :)<\/p>\n<p><strong>Not so bad, right?<\/strong><\/p>\n<p>And don\u2019t worry, as we progress through this mini-series, we will be covering each of these steps in great detail. But first, I wanted you to see what the 5 steps are, so that you can begin to fully wrap your head around all of the concepts that we\u2019ll soon be covering.<\/p>\n<p>Once you fully understand this process, you\u2019ll then be able to repeat it over and over again, creating steady cash income for yourself\u2026 And that is a beautiful thing.<\/p>\n<h2><strong>Soooo Much More To Come\u2026<\/strong><\/h2>\n<p>Even with just this basic foundational information, I bet you\u2019re thinking that abandoned property deals are a winner.
